Project Director

Our client is one of the most diverse and successful global construction organisations with an incredible portfolio of projects across construction, fit out and technical engineering, including data centres, labs and complex research and development.

Turnover last year was over £500 million in the UK and the organisation carried out some of the most challenging and intricate projects in Central London. This division has the capability and experience to deliver complex refurbishment and fit out schemes ranging from £2m - £25m in London and the South East.

Their Average Project is now over £10 million.

They are currently in the process of successfully adding a multitude of exciting projects to their pre-existing and established pipeline of work and are now looking at strengthening their management team.

Their typical clients will include well-known global financial institutions, legal & accountancy practises, and well-known banking corporations; they also service the growing creative media blue chip organisations from around the world.

Our Client are looking for a professional Project Director with a proven track record of strategising, evolving, pitching, winning and delivering Commercial Office Fit Out and Cut and Carve opportunities at a typical deal size of £3m - £15 million. Average job size is £10 million.

Ideal Background

  • The candidate must have workplace experience.

  • Either coming from a MEP, Operations, or a Commercial background with experience of Fit-Out or a mixture of Fit-Out or refurbishment in a fast paced environment

  • A minimum of 10 years’ experience.


Responsibilities

  1. You will be responsible and accountable for providing project direction to ensure the safe, successful, cost-efficient, and timely delivery of a variable number of projects at any time, enabling and providing as necessary, effective risk management, and problem resolution.

  2. To oversee, provide coaching, and personal input to client, professional, and supplier relationships for assigned projects, ensuring the development of skills for delivery staff.

  3. To ensure adequate resources for the assigned projects, ensuring appropriate levels of skill, especially for design and engineering, facilitating skills transfer with the assigned project team staff to develop their recruitment, selection, and resourcing capability.


Key accountabilities

Winning Work:

  • From a project basis and working closely with Sales & Marketing, identify and develop long-term relationships to grow the business profitably.

  • Select, with divisional leadership, appropriate skills to prepare and lead proposals and presentations to win projects.

  • Ensure that bid teams are fully briefed and also debriefed, sharing learning and feedback with the team and divisional leadership.

Effective Resourcing:

  • Plan skill requirements for assigned projects, managing and personally working with the project teams to recruit and select quality employees within budget and headcount (permanent and, where necessary, agency or freelance), adhering to company recruitment and selection processes and agency preferred suppliers.

Project Set-up and Close-Out:

  • Direct timely, quality, and cost-efficient set up for all assigned projects, ensuring that meeting and reporting documentation and schedules are implemented from the outset and are in accordance with company Best Practice.

  • Ensure set-up is linked to close-out in terms of establishing quality processes, problem resolution, and snagging with a focus on the alignment of cost, scope, and timescale from project start-up.

Best Practice Health & Safety:

  • Proactively monitor project health & safety processes, culture, and behaviors, ensuring compliance with the Safety Management System and personally attending any serious incidents.

Quality Project Reporting:

  • Manage and take an active part in the monthly divisional project reporting process ensuring the line manager has reliable and accurate information on which to base his Board Report. Through the monthly reporting process and other feedback, identify and address potential problem areas, ensuring that client reporting is accurate and appropriate.

Effective Risk Management:

  • Proactively manage and monitor programs, change process, and financial reporting for assigned projects to ensure commercial and relationship risk avoidance and management.


Skills & Experience:

  • Experience of delivering several large Fit-Out projects.

  • Experience in pitching/winning work.

  • Experience in all forms of contract.

  • Relationships with clients/consultants and suppliers which will raise the profile of the business and lead to new opportunities.

  • Evidence of strong interpersonal and people management skills are essential.

  • Ability to multitask.

  • Ability to understand the wider picture whilst devoting attention to detail.

  • Proactive, diligent, able, and willing to think ahead.

  • Attitude characterized by enthusiasm, commitment to personal and divisional success.

  • Quality-driven; demonstrates attitude and experience of delivery projects based on quality, attention to detail, and client satisfaction.
