Our client is an independently run specialist fit out and refurbishment main contractor who operate across London and the South East of England. They pride themselves on having dedicated specialists for all sectors, procurement routes and building types.

Established for over 6 years, they have built up an extensive client list which garners a significant amount of repeat business and within a short period of time they have achieved a turnover of over £30m alongside a bulletproof balance sheet.  The business is spearheaded by two directors with over 30 years’ experience each within the London commercial fit out market and their contact network allow them to boast an enviable list of notable projects across a variety of sectors.


Technical Services Manager Roles and Responsibilities

Proposal stage

Input to proposal document.

Attend interview.



Produce information required schedule. (CON037)

Review design information provided by professional team, raise queries and provide value engineering input.

Prepare long lead schedule. (proposed template attached)

Input into trade contractor selection, interview prospective companies.

Input into trade contractor scope of work. Produce interface schedule clearly defining responsibilities. (proposed template attached)

Identify project risks and produce services strategy plan to include validation, inspection of existing services, permits and staff resources required.

Comment on construction programme

Input into temporary services provision



Input into project report to include key issues, progress, information required and outstanding technical submittals.

Manage M&E drawing production process, assign lead contractor, manage sign-off procedures and obtain consultant approvals.

Chair and minute weekly services trade contractor coordination meetings. (proposed template attached)

Comment on/review trade contractor information to include technical submittals, RFIs, procurement schedules, key issues and programmes.

Manage consultant sign-off for technical submittals. (CON015)

Liaise with and track works by statutory companies. (proposed template attached)

Monitor services installation in terms of progress, quality and compliance with drawings and specification.

Keep financial manager informed of potential changes.

Attend trade contractor meetings.

Issue weekly technical services status reports. (proposed template attached)

Manage void closure process. (CON031)

Produce commissioning programme.

Schedule out all commissioning witnessing and get signed-off by consultant. Proposed template attached)

Monitor trades self-snagging.

Undertake snagging of services installations.

Obtain consultant snags and manage clearance and sign-off.

Arrange statutory inspections and witnessing sign-off

Manage client training process and get signed-off.

Review O&Ms and record drawings before issuance to consultants for approval.


Post Completion

Identify and close out any remaining technical and commissioning items.

Deal with any defects.

Provide feedback on trade contractor performance.
