Our client

Our client is an independently owned specialist fit out and refurbishment main contractor who operate across London and the South East of England.

Established for over 6 years, they have built up an extensive client list which garners a significant amount of repeat business and within a short period of time they have achieved a turnover of over £30m alongside a bulletproof balance sheet.  The business is spearheaded by two Directors with over 30 years’ experience each within the London commercial fit out market and their contact network allows them to boast an enviable list of notable projects.

Current or recent projects delivered by the client:

  • Sol Centre

The works comprised the complete internal refurbishment of the shopping centre whilst it was open and fully occupied.

Full strip out of tenant installed partitions, carpets, blinds, etc.

All lighting was changed

Two multi storey lighting features were installed.

All areas were redecorated, artwork designed and installed to promote local industry in Northampton.

All floor coverings were removed and replaced with a vinyl covering.

Externally all retail signage was replaced and cleaned.

  • Sushi Samba

Sushi Samba restaurant is located within the iconic Heron Tower building. The fit-out works were carried out to the Basement Prep Kitchen, levels 38, 39, 40 and the installation of all Plant on the roof at Level 41. Complex finishes including bamboo ceiling structure, spiral staircase over the three floors, kitchen installations, ceramic, marble finishes, bespoke timber ceilings, floors, all furniture, toilet areas, bespoke bars, sake displays, AV, antique mirrors, glass and a full-size orange tree.

Full internal soft strip of previous tenant’s installations and offices

Removal of existing lift, installation of new with new lift shaft

Internal remodelling of basement floor areas to gain future lettable areas

Full façade clean and works to external stone (new and existing) to refresh the external aesthetic

New entrance façade to perimeter at Ground floor level

The scope of works included:

Strip out of all previous tenant’s installations including furniture and Comms equipment.

Full refurbishment of existing ceilings, including bespoke replacement tiles.

Replacement of fan coil units to levels 6 & 7 throughout.

Refurbishment of existing raised access flooring, including replacement tiles where necessary.

Removal of tenant’s installed plant at roof level.

New shower room areas and WCs to the basement level for all tenants.

Refurbishment works to reception area including new back-lit glazed wall finishes, new glazed entrance canopy.

16-week programme

33,000 sq. ft



  • Stirling Square, SW1

New office space to level 2 including all new raised access flooring, SAS ceiling installation, lighting, access doors, fire alarm.

New decking and external lighting to balconies.

A full refurbishment of the Ground Floor Reception area (in occupation) including new joinery, artwork, lighting and underfloor heating system.

Full lift refurbishment to all 3nr existing lifts (phased, in occupation).

New showers and WC facilities installed within the basement car park.

New lift lobbies on two floors inclusive of feature artwork, tiling, ceilings, lighting and decorations.

Strict phasing of reception area, erecting a portal within the space to ensure it was always still accessible for tenants and residents.

Linking of new systems in Basement, Ground and Level 2 on to the main BMS head end

The role

They are looking for an experienced Senior Construction Manager who can help deliver £16 million refurb in Windsor as a #2 to an existing Senior Project Manager. The building is vacant, and it is a single stage design and build project over an 18-month program. The scope of works includes a new cladding package, new entrances and a new single storey extension alongside a new roof. Furthermore, there will be a new M&E plant and 5 new lifts.

The candidate

The ideal candidate would also:

  • Have a proven track record of delivering CAT A/B fit out
  • Experience with heavy cut and carve refurbishment across London or alternative metropolis.
  • Be able to align themselves with the core values of the business – integrity, proactivity, ingenuity and of course, exceptional standards.
  • Also have an experience with MEP installation.
