Our client is seeking a Head of Construction.

Your challenge will be to build a principle contracting offering. Beginning with only 1 member of staff and growing as required, you will need to deliver 10-15% cost savings on all new schemes or new phases of existing schemes whilst maintaining and increasing the quality on existing schemes through pre-let D&B principle contractors.

This will be no mean feat. Existing schemes range from 25 units to 145 units with existing contracts in place and builders who may resist this development in procurement and construction strategy.

However, you will have knowledge of existing sub-contractors and suppliers some of whom will be critical to engage for future phases or new projects altogether.

Either way, you will be ultimately responsible to the development executive for the control of those programmes. You will also be accountable for the production of those units throughout their current and future portfolios.

This years GDV is close to £45 million and this will increase within 3 years to £100 million. As a result, in 3 years you should be running an in house team of 20+ professionals.

The successful candidate will:

  • Have extensive Residential experience
  • Have the ability to appreciate utilitarian specifications
  • Develop new smaller supply chain partners who provide quality keenly

 Background:

You could come from a commercial or a production background; you must have experience of being ultimately responsible for a minimum of £50 million cost centre and have extensive residential experience for a main contractor. You must be at ease with the development appraisal and planning process and be sensitive to the relative price points for GDV’s. It is essential also to have developed a strong tier 3-4 supply chain in terms of size of sub-contractor and supplier.
