Our client are a management contractor with a difference. 3 years ago, as successful developer operating for over 30 years in London and the Northern Home Counties, the Executive Team decided to launch an in house delivery vehicle. Tired of poor contractor performance and the adversarial nature of the supply chain their vision was to evolve a bright, professional and user friendly construction team focussed around their geographical heartland and delivering great projects to some of their existing competitors, JV partners and clients… and their own development division.


In the last 24 months they have secured and are underway on the first 3, which include a care home and 2 large Travel Lodge Hotels. As you would expect in terms of contract type the work is all single stage lump sum D&B and whilst the future should contain 2 stage and warmer negotiated work, certainly in the ‘Tiger growth  Phase’ winning the right type of projects at the right value (Between £10-20 million) ensures they tender and win jobs procured in competition at single stage.


This presents its own challenges for the pre-construction and commercial team as it grows, but with 3 projects on site, phase 1 (Establishing a beach head) has been achieved. The goal is to pass a turnover of £40,000 with 6 live sites in the next full financial year and deliver a net return in excess of 5%. They have the operational quality to achieve the numbers. They need a Commercial Leader.
