Job purpose

The Building Services Manager undertakes a vital role in the successful delivery of projects from 8,000 to 80,000sq ft. The Building Service Manager will manage the services element from initial brief to site commencement and then the successful installation of M&E services on site; through final commissioning and managing the handover.

The BSM will seek to minimise the impact of the fit out on the existing building systems while ensuring a strongly cost effective and risk considered solution. With sub-contractors likely to be under pressure, this will involve ensuring that their proposed solution is workable, realistically costed and challenging that design solutions are both value engineered and practical.

Responsibilities

  • Site surveys to establish existing services available and produce reports/information required, managing any necessary trade specialist
  • To obtain a structured and documented brief for the production of budgets where required and for design, specification and costings
  • Liaise with Pre-Contract Managers and Design team to ensure buildability/profitability/co-ordination of construction/services design during the pre-contract phase
  • Liaison with Pre-Contract Managers to enable timely preparation of design specification and costs throughout the development stages of the project, including providing value engineering solutions
  • Ensure that trade contractors have sufficient information on time for them to under-take their works
  • Analyse back to back quotations on all packages
  • Advise of any significant commercial or technical Building Services risks which may affect quality, completion or profitability of the project and what action is necessary to resolve
  • Production of services pitch documentation and presentation to clients
  • Work closely and in conjunction with the Project Management Team to plan and execute M&E works on the project. Provide buildability advice and review subcontractor’s RAMS
  • Liaise with Landlord to conclude License to Alter
  • Quality checks of the installations
  • Monitor compliance with the latest regulations
  • Liaise with the client / the client’s external services consultants to address issues and collaborate with them to reach agreed services solutions
  • Work with subcontractors to further develop practical, cost effective design solutions when issues have been identified
  • Represent the business on all M&E elements at project meetings and report accordingly
  • Sign off sectional completions, commissioning and record information and then facilitate demonstrations to client/landlord team

Skills and Experience

  • 5 years + M&E experience in a fit out related company, consultancy or subcontractor
  • An excellent knowledge of mechanical building services systems and a thorough understanding of all building services systems including the ability to scrutinise and provide proposals for M&E installation
  • Building of positive working relationship with a range of internal and external stakeholders
  • Good knowledge of sub-contractor market and pricing levels
  • A track record of successful M&E project delivery
  • Experience of managing subcontractors in the delivery of projects
  • Must have a thorough understanding of the Regulations and Standards that apply for the full range of M&E applications as well as the implications of these Standards in terms of fit out. Be able to apply this knowledge to achieve a commercial solution
  • Must be able to reassure the client (and/or consultants) with the depth of understanding of the technical issues within buildings
  • Ideally a recognised and relevant qualification
